Qualifying a potential buyer is a vital function that I carry out on your behalf - and sadly, quite a number of fellow agents drop the ball at this critical moment.
Can they buy?
Do they have the money?
Do they have the authority?
Do they have the need?
If they can't score 4/4 on my subtle qualification test (I have called it my 'Bullsh*tometer'), its unlikley they can buy anything.
Then, if they appear to be a fit for your home and able to do some business, its inspection time.
My methods of engagement here have been proven time after time - and many buyers have thanked me for the way in which I conducted their inspection.
But, I am watching, listening and determining whether or not these buyers will take the next step - make an offer.
My two powerful '$1million' questions very quickly sort out if they are likely to buy your home or not.
And what I find out from asking these two questions are the foundations of the constructive and highly relevant feedback that you need to make the decisons that matter.
When an offer comes in, it is game on. The hairs on my skin rise, chills go up my spine, my focus becomes razor sharp and things gets real.
This is all about you, and me, obtaining in the best outcome from the ensuing negotiation, whilst ensuring the buyer is treated fairly and provided with all the necessary information to proceed.
